    Tapu / Turkish title deed indicates the owner of a particular piece of land or an independent section built on the land. The title deed issued by the land registry directorate is an official document that remains valid until proven otherwise.

    The Types of Turkish Title Deed

    1. Blue TAPU

    Blue TAPU applies to agricultural land. The owner will be able to carry out all agricultural activities or raise poultry within the area.

    How to Get Turkish Title Deed / Tapu

    Firstly, the owner of the immovable or his/her authorized representative can go to the Land Registry Directorate and Cadastre with the necessary documents and apply in person.

    Besides, foreigners having Turkish citizenship can make an appointment online after calling ALO 181 or through the e-appointment and WEBTAPU services.

    Also, foreigners will also be able to use this service with a foreigner identification number specific for each foreign citizen.

    Real estate purchases and sales are valid after the completion of title deed transactions. Necessary documents for deed transactions when buying a house in Turkey are as follows:

    • Identity document or passport document
    • Valuation report showing the market value of the real estate
    • Compulsory earthquake insurance against damages that may occur after an earthquake
    • Deed fee receipt
    • Notarized power of attorney, if the deed transaction is made by a power of attorney

    How Much is the Turkish Title Deed Fee?

    The title deed fee is paid during the purchase of the real estate.

    • The title deed fee is valid for all real estate such as residence, workplace, land, etc.
    • The fact that a buyer is a foreign person or legal entity does not change the title deed fee rate.
    • There is no distinction between foreign and Turkish in terms of title deed fees.
    • In 2022, a fee of 4% will be valid for the Turkish title deed.

    Does Title Deed Provide You Turkish Citizenship?

    Yes, it does.

    • Foreigners who have bought real estate worth at least 250.000 USD or equivalent in foreign currency or equivalent in Turkish Lira after the date of 18.09.2018, provided that it is not sold for 3 years, can acquire Turkish citizenship in an exceptional way.
    • As a document to be relied upon for citizenship requests, a “Certificate of Eligibility” will be issued by the General Directorate of Land Registry and Cadastre.
    • Lastly, the main legal basis for the acquisition of real estate and limited real rights by foreign natural and legal persons in Turkey is Articles 35 and 36 of the Land Registry Law No. 2644. In line with the authority given in the Land Registry Law, the citizens of the countries determined by the presidency can buy real estate.
